Strategic pricing + improvements!

Once you’re ready to sell your home, preparing the property is a crucial part. It is not a matter of taste, but a strategy – how to make you the most money on its sale. Many improvements to a property cost comparatively little, and yet will dramatically enhance market response and value.

This combined with the right pricing strategy will get you top dollar for your home. We want to share with you a recent successful case study which helped our clients’ sell their home at 1612-1614 Anza Street.

Make the home shine with a fresh coat of paint. New exterior painting can be expensive, but can really add a ton of value and curb appeal to your home. For the property, we decided to repaint the façade a gray color to make the home look chicer and more modern. We also painted all interior walls, ceilings and trim including the lower unit. We also painted the exterior of all cabinets in the kitchen.

We fixed everything that did not work properly, such as leaky faucets, broken knobs, sticking doors and windows, warped cabinet drawers and doors.  We repaired screen doors and windows to ensure proper operation.   We repaired caulking in the bathtubs and showers.  We replaced light bulbs where necessary and made sure all bulbs were of sufficient intensity.

We removed all unnecessary items on the countertops in baths, kitchen and bedrooms. Neat, and well-organized interiors look bigger.

We professionally deep cleaned the interior of property, wiping down all surfaces, cleaned all sinks and kitchen appliances in/out, wiped down interior of cabinets/shelves and vanities, cleaned and sanitized all bathrooms, swept garage and vacuumed/swept all floors. The exterior is also vitally important to improve curb appeal, such as clean up, light trim to clear side exterior wall and removal of all weeds. For the backyard, we light trimmed and removed of all yard debris.

One study found that staged homes usually sold in half the time and, on average, for almost 5% more than un-staged properties. Over our many years representing our clients on the sale of their homes, we’ve seen that confirmed over and over again. For Anza, we designed with specified furniture and art in harmony with the home.  We replaced several fixtures to create a more contemporary feel for the home.  We installed new knobs/ drawer pulls for kitchen cabinets and added flowers / plants.
